Pre-Inspection:
Prior to placing your home on the market I will have the major systems in your house inspected to reduce your risk of any surprises when negotiating with a buyer. There will be separate inspections performed on your property, a roof, furnace, electrical, and plumbing inspection. These inspections are included in my service fee.
Preparation
Prepare a comprehensive Comparative Market Analysis to help you determine the best selling price for your home.
Pre-Title Commitment
A Pre-Title Commitment will be ordered to reduce your risk of any title problems at closing.
Suggestions
We will suggest things you can do to get your home in top condition; which will enhance your property for showings.
Recommendations
We will recommend reputable repair companies, if necessary.
Strategy
We will develop the best strategy for showing your home.
Tour
Tour your home with our entire office consisting of 25 of Casper’s Top Producing agents.
Description
Place detailed feature sheets describing your home, both inside your home and outside in a brochure box. A number of interior pictures will be taken to put on the Multiple Listing Service, to be placed in information booklets for home, and to be put on the internet for prospective buyers.
Place Sign
We will place a “For Sale” sign outside your home with a brochure box attached to it for drive by traffic.
Local Paper
Your home will be advertised as a “New Listing” in the Casper Star Tribune the first week we have it listed.
MLS
Your home will be advertised on the Multiple Listing Service and 3% offered to all cooperating brokers who may sell the property.
Open House
It is our plan to hold open houses at your convenience and if you desire approximately every other week.
Advertising
We will advertise you home in the monthly Casper Real Estate Guide and in our own RE/MAX The Group publication and Tidbits Real Estate Section which is distributed in over 200 locations. It will also be displayed on our Company web site, personal web site and realtor.com.
Your home will periodically be displayed on our scrolling billboard in front of our office.
Information Dispersed
Information will be presented to any qualified buyers we have coming in with RE/MAX Relocation or other corporate accounts we have; such as Home Depot.
We will fax request feedback from agents who have shown your home.
Communication
We know how important communication with our owners is. We will contact you weekly to give you feed back from showings and any change in the market climate.
